2025 Budget: What It Means for New Homebuyers in WA teaser

The 2025 WA State Budget has introduced several significant changes aimed at helping more Western Australians achieve the dream of homeownership. If you're considering buying your first home or building new, here’s what you need to know.

One of the major updates is to stamp duty concessions. From March 2025, first-home buyers purchasing established homes in Perth and Peel will pay no stamp duty on properties valued up to $500,000, with concessional rates available up to $700,000. In regional WA, the concessional threshold has been lifted even higher, offering no stamp duty up to $500,000 and reduced rates up to $750,000. For those buying vacant land, the exemption applies up to $350,000 statewide, with concessions for land priced up to $450,000 — saving eligible buyers as much as $18,000.

At the same time, KeyStart has expanded its lending limits to better reflect today’s property market. From July 2025, the property value cap will increase from $560,000 to $650,000. Income limits have also risen, now allowing singles earning up to $137,000 and couples or families earning up to $206,000 to qualify for a low-deposit home loan, giving more people the chance to enter the market sooner.

The $10,000 First Home Owner Grant (FHOG) also continues. It is available for buyers building or purchasing new homes and has generous value caps depending on location.

National schemes like the Home Guarantee and Help to Buy Schemes further enhance affordability by reducing deposit requirements and providing government-backed support.
