Congratulations on reaching a key milestone in your homeownership journey! Once your lot has settled and your home build is underway, it’s time to start thinking about finishing touches, like fencing and landscaping. Fortunately, many Land4Sale contracts include a fencing and/or landscaping incentive to help you get started.

These incentives are contributions from the seller to assist with the installation of boundary fencing and basic front landscaping. While they won’t cover every dream feature in your outdoor space, they offer a great head start.

An important thing to note is that these incentives are non-transferable and non-redeemable for cash, and must be used with the Seller’s nominated contractors. This ensures a consistent look across the estate and streamlines the process. Please ensure that you meet the terms outlined in your contract, including applying 6 to 8 weeks prior to your home’s practical completion.

For fencing, the typical package includes 1.8m Colorbond panels for your rear and side boundaries. Return fencing, gates, and plinths are optional extras you can arrange at your own cost. If you notice any gaps between your fence and the ground due to sloping or varying building heights, these are a result of installing the fence at house levels for privacy. Another aspect you can address with plinths, if needed.

When it comes to landscaping, preparation is key. You’ll need to clear and level your front yard before your landscaping consultation can take place. At the consultation, you can discuss the inclusions and any upgrades you'd like to add. While you may be tempted to skip the reticulation system to save costs, it’s a worthwhile investment to keep your garden healthy, especially if you’re planning future upgrades.

Lastly, don’t forget to apply for a watering exemption with Water Corporation when your garden is installed. It allows for increased watering during those vital first weeks of establishment.
