Something curious happens when we get to a lake. At Champion Lakes, you’ll find the 55ha man-made lake an inviting environment for activity and leisure.
The 5km pathway around the lake is perfect for taking some exercise or a casual stroll with the family to enjoy the wildlife.
When complete, Champion Lakes will comprise of up to 450 new homes, a mixture of single and double storey dwellings.
The estate represents best practice in environmentally sensitive design and sustainability. Each dwelling is designed to respond to local climate conditions and demonstrate sustainable living conditions. Environmental performance of dwellings is of great importance and measures to ensure that energy and water consumption is minimised are promoted. Lot layouts and building envelopes have been allocated to encourage maximum access to sunlight and allow for cross-ventilation through prevailing breezes.
It is also a waterwise estate. The local native plant species, chosen in landscaping, need less watering and are sustainable by being drought resistant, achieving good environmental policy to reduce water usage. They look healthy all year round even in the extremes of WA's summer and winter. Additionally, they require less maintenance to look after, leaving you to spend your time doing the things you love.

Champion Lakes Residents Association (CLRA)
It takes more than a nice house to make a place a home. It's what living there provides you in terms of community connections and amenity which really makes a home.
The Champion Lakes Residents Association is an active voice for residents, run by residents, with the intention of promoting community spirit and awareness.
The group’s committee meets monthly and also runs a private Facebook page. They have organised a host of events to help residents unite and create friendships, including Easter and Christmas celebrations, exercise events and educational workshops, making the estate more than just a place to call home.
Although the aim of some activities is to raise funds to pay for future events, they also do their part for charity. The lake foreshore and public open space areas within the Champion Lakes estate are perfect for the CLRA to host their events with BBQ facilities, shade and seating available.
Membership of the Champion Lakes Residents Association is free and there are around 60 households as members, and growing. There is also an active Neighbourhood Watch group.
Cathy and Geoff Wolfenden
Champion Lakes resident Cathy Wolfenden purchased her home with husband Geoff in December 2012. She manages the Champion Lakes Residents Association’s (CLRA) Facebook page, the membership database and email group, while Geoff is the Treasurer and coordinates the Neighbourhood Watch.
“We were keen to become a real part of this community from the time we first moved into Champion Lakes. Being on the Residents Association has given us the opportunity to do this,” Cathy said.
“I love our community here, and also the semi-rural feel to the place. It is great to be able to take our grandchildren to play in the nature area or ride their scooters near the lake,” Cathy said.
“We had been renting and were looking to buy before we bought one of the townhouses at the estate - the whole area just had such a nice feel to it, and the community events have given us an opportunity to get to know our neighbours better.”
Ajith and Soumya Rajagopal
Resident and Champion Lakes Residents Association (CLRA) member Ajith Rajagopal said he was proud to call Champion Lakes home.
He said he and his wife were driving along Tonkin Highway, and noticed people watching boat racing on the lake.
“We drove in to get a better look and instantly fell in love with the estate because of the lake and the design of the houses,” Mr Rajagopal said.
“We bought our piece of land at Champion Lakes in 2012 and have ended up building our dream home here, which is a single storey 4x2. When we started building our home our neighbours made us so welcome. This is a young, vibrant and hugely multicultural estate which is perfect for raising a family. The public transport facilities are excellent, with both buses and trains nearby, and a very good school within a kilometre of the estate."
